Why An Annual Boiler Service Actually Matters

Reviewed by our Gas Safe registered engineers  ·  Last updated 21 July 2026

It’s easy to skip a boiler service when nothing seems wrong — but that’s exactly the point of one. Servicing catches the small issues that lead to bigger, more expensive ones, and keeps your warranty valid along the way.

Quick Summary

Most boilers should be serviced once a year. Skipping services can void your warranty and lets small issues develop into costly breakdowns.

Engineer Advice

Why annual, specifically

A year gives enough time for meaningful wear — scale build-up, seal degradation, minor component drift — to develop without letting it progress into a genuine failure.

It also aligns with most manufacturer warranty requirements, which typically specify annual servicing by a qualified engineer as a condition of keeping the warranty valid. Missing a service can, in some cases, void it entirely, leaving you liable for the full cost of a repair that would otherwise have been covered.

Keeps warranty valid

Most manufacturers require annual servicing as a condition of cover.

Catches issues early

Small faults are found before they turn into an expensive breakdown.

Improves efficiency

Scale, minor faults and incorrect settings that waste energy get addressed.

Keeps it safe

A Gas Safe engineer confirms the appliance is operating safely.

Costs

Cost of servicing vs cost of skipping it

ScenarioTypical cost
Annual service£70–£120
Void warranty repair (missed service)Full parts + labour, potentially £200–£800+
Emergency breakdown calloutOften higher than a scheduled visit

Best time to book

Late summer or early autumn is popular — just before the heating season ramps up. Any time that keeps you on a roughly 12-month cycle works fine.

Good practice

  • Any Gas Safe engineer can service it
  • Keep the paperwork accessible
  • Store it with your Gas Safety Certificate
  • You may need it for a warranty claim

A service and a safety check aren't the same thing

These get confused constantly, and the difference matters.

A service is maintenance. The engineer checks the appliance is working correctly and efficiently — combustion readings, seals, pressures, cleaning components, and identifying wear before it becomes a fault.

A Landlord Gas Safety Check (CP12) is a legal inspection. It confirms the appliance is safe at that moment in time. It is not maintenance, and it will not extend the life of your boiler.

A CP12 does not include a service, and a service does not produce a CP12. If you let out a property, you generally need both.

If you let out a property

  • Every gas appliance and flue must be safety checked every 12 months by a Gas Safe registered engineer
  • You must give existing tenants a copy of the record within 28 days of the check
  • New tenants must receive a copy at the start of the tenancy
  • Records must be kept for at least two years

Servicing itself isn’t a legal requirement in the way the safety check is — but manufacturer warranties almost always require it, so skipping it can leave you paying for a repair that would otherwise have been covered.

FAQs

Annual servicing — your questions answered

Policies vary by manufacturer, but most allow a reasonable window around the anniversary date rather than an exact deadline — check your specific warranty terms, and don’t leave it much longer than necessary regardless.

Yes, absolutely — even if warranty implications have already occurred, an overdue service still identifies and addresses any developing issues before they become a breakdown.

You can generally choose any Gas Safe registered engineer for servicing, provided they’re competent on your specific boiler type — it doesn’t need to be the original installer, though keep proper service records regardless of who carries it out.

Both — a well-serviced boiler typically runs more efficiently, since scale, minor faults and incorrect settings that reduce efficiency are identified and addressed as part of the visit.

Late summer or early autumn is popular, just before the heating season ramps up, though any time that keeps you on a roughly 12-month cycle works fine.

Keep it somewhere accessible, along with your Gas Safety Certificate if applicable — you may need to show a service history if making a warranty claim or when selling the property.

This varies a lot between providers, so it’s worth asking exactly what’s included before assuming it matches a full manufacturer-standard service. Some cover plans bundle in a proper annual service, while others only include fault call-outs — checking the specifics avoids an unpleasant surprise if a warranty claim is ever questioned.

Yes, a new boiler still benefits from its first annual service on schedule, even though it’s unlikely to have developed faults yet — the visit also confirms the installation is performing correctly and keeps the manufacturer warranty on track from day one.
